In many states, the only condition of sale is a roof that doesn't leak! When was it installed and how many layers of roofing are there on top of the existing one? Is it leaking or will it need repair or replacement soon? Are the existing windows original or replacement, and if they were replaced, when and what type of windows? HVAC (Heating, Ventilation, Air Conditioning, etc.):
What fuel is being used and what is the condition of the existing heating system? How is air quality ventilation? Are there any odors etc that are noticeable? If there is an air conditioning system, what type is it, how energy efficient, quiet, well filtered is it and when was it installed and is it effective and efficient?
Basement:
Don't make the mistake of ignoring the basement! A thorough examination of it will often provide significant information, including: air quality issues; previous water damage; structural factors; etc.
Plumbing and Electrical:
Have all plumbing and electrical components inspected/checked! Always flush every toilet, turn on every faucet, check outside plumbing, etc. Check for leaks, water pressure - problems, etc.!
