Occasionally I get angry emails about too many emails (I email home listings for real estate investors once a day. so why are you emailing once a day? You can't build trust unless I'm your 'daily talk show' (daily email/podcast/article) Don't build relationships Building relationships is casual It is not done by touch. An occasional touch (like one phone call every once in a while rather than an actual visit) is the best way for people to forget about you. But, if you display your personality through a medium that people can connect with on a regular basis, then they start to become your "fan". Regular touches I find to be the key to constant referrals, and increased rapport. My real estate agent I will go to the moon with. Why? He's the only agent I know who regularly comments on my social media posts, so he sends me postcards (especially B-Days) and calls me occasionally. I send you daily fun and informative emails about my home listings. Scare people away? Probably yes. But every time one is offended, one praises her three others. And my recent testimonials of just my emails alone prove it. The bottom line for all you out there meeting with sellers to buy a house from.Be yourself and connect with sellers. Listen to them, tell related stories, and “shoot the crap” with them. Check back regularly to see how they are doing. Some people may not like you, but they will enjoy your true personality more. You can follow the pre-set questions, but adjust them to suit you and your personality.I tended to sound like a robot when following the guru's script. So I read those scripts, threw them away, and began to be myself, keeping an eye on the contract. After that, the schedule went much smoother and had more success.
